Subject: Information request - 99 Lake Road
I refer to your information request of 14 June 2022 for the following information about the property at 99 Lake Road, Ohinemutu, Rotorua:
- What the current consented use of the property is, and whether this allows for permanent rented residential accommodation.
The site is zoned Residential 3. One household unit per site is a permitted activity subject to compliance with the Residential 3 Zone performance standards set out in the Rotorua District Plan.
There is a resource consent on the property file, RC3479, granted in 1974 for use of an existing household unit on the property as a motel and to erect two additional motel units (refer attached). This was granted under the then Rotorua City District Planning Scheme.
Conversion of tourist accommodation to household units requires resource consent as either a Controlled or Restricted Discretionary Activity under Rule RESZ-R(8)(1) or (2) in the Residential 3 Zone.
Please also be advised if the buildings are being used for emergency housing, this will require resource consent. In either event, it is recommended that you contact Council’s duty planner to discuss the consenting requirements associated with the use of the site. - Copies, if any, of any notice issued by Rotorua Lakes Council since September 2020 in regards to the use of the property.
- Copies, if any, of any record or notice issued by Rotorua Lakes Council since September 2020 in regards to concerns with building, health or safety issues at the property.
